Plaza Sheraton Converting to a Hilton, $8.4M Investment

A Rhode Island firm has applied for $8.4 million in building permits as part of its plan to convert the 18-story Sheraton Suites at the Country Club Plaza into a Hilton, according to city records.
An entity called MHF KC NOTE VII LLC has filed applications for the planned renovation and rebranding of the 31-year old hotel at 770 W. 47th St. The address listed is the same as Magna Hospitality Group of Warwick, R.I.
Attempts to reach Magna Hospitality officials as well as the architect listed with the project, Buxton Kubik Dodd Design Collective of Springfield, for comment were unsuccessful.
According to its website, Magna describes itself as a “privately-held hotel real estate investment firm that is dedicated exclusively to hotel investment, development, and management.
“Throughout its history, Magna has owned or operated hotels in virtually every region of the United States, as well as Canada. Magna is approved to own and/or operate national franchise brands with Hilton, Marriott, Hyatt, and InterContinental Hotel Group.”

The firm has over $5 billion in hotel real estate under management and development, according to its website.
The Sheraton Plaza was built in 1991 and was last renovated in 2009. It has 257 rooms as well as a restaurant, outdoor pool and other amenities.
The reinvestment in the Sheraton property comes at a time when construction is well along on a major, new hotel project at the Plaza, a $100 million development at 46th Street and Wornall Road.
The 304-room development will include two separate flags within the Marriott brand, an Aloft and a Tribute Portfolio. The lead developers are Joe Morrison and Chuck Mackay of Capital Management, other developers include Robb Heinenman and Greg Maday.
The InterContinental Kansas City at the Plaza, 401 Ward Parkway, also completed a $16 million renovation about five years ago.
