Sky’s the Limit at Two Light When it Comes to Amenities—and Rents.

Two Light, the new Cordish luxury apartment tower, is scheduled to open May 4 with half its 296 units already leased.

A public grand opening of the 24-floor tower at 1444 Grand is expected the end of May, said spokeswoman Jen DeMeyer.

The new tower, the second of four planned high-rises in the Power & Light District, pushes the envelope on luxury amenities….and downtown rents.

The building offers 27 different floor plans for its residences. About 40 percent are smaller one-bedroom units, the remainder larger one-bedroom and two-bedroom apartments.

Monthly rents start at $1,265 for a 591 square-foot one-bedroom. Other one bedroom units range in size from 739- to 759 square feet, with rents from $1,565 to $1,675.

Two-bedrooms range from 1,098- to 1,146 square feet with rents from $2,485 to $2,630. Many of the floor plans offer outdoor spaces, at a higher price, ranging from narrow ‘Juliet’ balconies to terraces.

For $6,000 a month, residents can lease the penthouse apartment, which comes with a terrace, 2 ½ baths and 1,558 square feet.

All units have stainless steel appliances, full-sized washer and dryers, vinyl faux-wood rustic flooring, industrial-looking ceilings and quartz countertops – except for the marble countertops in the penthouse units.

The project has been designed however, with amenities to encourage its residents to venture outside their units.

“There are only so many ways you can build an apartment to make it seem cool,” DeMeyer said.

“The reality is that people don’t want to stay in their homes. They want to get out and meet people. They want to be part of a neighborhood.”

The communal scene is concentrated on the eighth floor.

The south half includes a large clubroom that features a quiet lounge for reading, a billiard room, a demonstration kitchen and a gathering room for watching a 120-inch television.

The north half includes a spa facing a heated infinity pool and outdoor terrace, a fitness room and a business center with a glassed-in conference room, interactive TV, meeting space and printer.

The eighth floor terrace also provides panoramic views of downtown, along with four of the building’s six fireplaces and two grills. This outdoor space also is equipped with several sofas, chairs and two televisions.

Connecting those indoor/outdoor eighth floor amenities is the party room that includes a bar with a retractable door.

Residents looking for business services or yoga classes can find them on Two Life’s first floor where the Des Moines-based Power Life Yoga will operate a 3,100 square foot studio, and Spark KC will run a 15,000 square-foot co-working space for entrepreneurs.

The five-story garage has 499 spaces that residents can reserve for an additional $100 each month. Customers of Spark KC and Power Life Yoga can use the garage and there will be 80 spaces set aside on the first floor for Power & Light District patrons.

Pets are allowed at Two Light, but at a price.

Residents are required to pay a $500 deposit and $25 per month in pet rent. There is a small outdoor exercise area near the building across Truman Road.

“It’s downtown. We found that is not always necessary to provide an overabundance of pet amenities,” DeMeyer said.
